The building restriction is set by the Huerfano county land use office. Long story short this was a lot under 0.5 acres and county health will not allow a septic on lots under 0.5 acres.

The properties I had here are now sold. I can send photos if you like still just shoot me a PM. There was road access. While power is there, the zoning won't allow for building due to lot size (which won't allow septic). But RV/camping is allowed throughout the year. That said this one is...

We've definitely gotten a ton of camping and some wheeling in this summer. Looks like we're gonna hit a quick family overnighter near Crested Butte next weekend then a week in ND. I've got a couple of biz trips I need to fly to OH and SC in September but should be game for some trails...
