It includes the rainfly and annex room below with floor, condensation mat and mattress. The mattress is 6' wide by 8' long and offers plenty of space for 2 adults and 2-3 children or dogs. I'll consider reasonable offers and am willing to drive a ways to deliver the tent. No damage, never put away or stored damp.
